Buying a holiday home
How do I decide?
We can provide you with various information about owning your own holiday home at Meadow Lakes in Cornwall. This includes new or secondhand holiday homes. In both cases, purchase payments are made to us as the park owners – you should not pay anyone else directly for their holiday home.
How much does a holiday home cost?
The prices of our holiday homes vary depending on the age, size, number of bedrooms and the location on park.

Legalities & Responsibilities
What makes a holiday home?
A holiday home is a ready-to-use property that cannot be used as a permanent residence, letting you have that easy turnkey experience; a home from home in the heart of Cornwall. Whilst you cannot stay in your holiday home all year round, it does mean you avoid extra charges like stamp duty or council tax.
Can I live in my holiday home?
In short, no. You can stay in it while you are on holiday, but you must live somewhere else. We will require you to provide the address of your main residence, which must be your home. We will require proof of your residential address and you must provide proof by way of suitable documents e.g.: recent utility bills, current council tax bill, and driving licence or similar. We will require up to date copies of these documents on an annual basis.
Who’s responsible for maintenance of my holiday home?
Whilst we do all we can to maintain the Park, you are fully responsible for maintaining your own holiday home. We can provide advice and put you in touch with local tradespeople if necessary.
Costs
What are site fees?
There are a few costs to consider with your holiday home as with any property. Site fees and rates are payable each year on 1st February and 1st April respectively. Site fees cover things like park, grounds and facilities maintenance, landscaping security and everything we need to keep the Park looking great! Rates are local authority rates for the use and upkeep of local services e.g. waste, police, fire etc. Water/drainage, gas and electricity are metered and billed quarterly.
Can I sublet my holiday home?
How much are the fees?
Holiday Homes (up to 14ft wide) Site fees: £4,135.00 – £4,460.00* per annum including VAT Rates: £445.00 – £495.00* per annum including VAT. Holiday Lodges (20ft wide) Pitch fees: £4,813.00 – £5,078.00* per annum including VAT Rates: £680.00 per annum including VAT.
